Ready-Built Warehouse Leasing Procedure

Du Long Industiral Park meets all the conditions for leasing Ready-built warehouse workshop in accordance with Decision No. 142/QD-UBND dated March 31, 2023, and Environmental License No. 306/GPMT-BTNMT issued on August 28, 2023. Investors need to consider the following before deciding to lease the warehouse:

Check the Industry
Lessees field of industry must match that of the lessor.

Update Relevant Legal Informations
Lessee updates information on the Investment Registration Certificate and Enterprise Registration Certificate.

Contact the Industrial Zone Management Board
The Lessee to provide information about the intended lease. Lessee to negotiate with the  Industrial Zone Management Board to agree on infrastructure conditions.  Certificate.

Operations
Lessee takes handover of the space, conduct inspection, and prepares production procedures.

Sign the Ready-built warehouse lease agreement 
Lessee specifies responsibilities for water and waste treatment, payment, and standard requirements for the warehouse.

What should you keep in mind when renting a ready-built factory in general?

Note to Investors/Factory Lessors:
- Full legal documents, no assets distrained, no disputes over ownership. If you are mortgaging, there must be written approval from the mortgage unit at the land lot of that rented factory
- Has a career in Real Estate - Factory/Warehouse Rental at GPMT and General Planning
- Have a similar profession to the Factory Tenant in Land Clearance and General Planning
- Ensure separation from related areas. Factory activities do not affect the activities of neighboring businesses and the general activities of the industrial park
- Full infrastructure includes:
1) The wastewater treatment area is connected to the general wastewater treatment system of the Industrial Park,
2) Electricity and water supply infrastructure,
3) Responsibility for collecting and transferring solid/hazardous waste,
4) Quality of works and factories

Note for Factory Tenants:
- Have a similar profession to the Factory Lessor in Land Clearance and General Planning
- Ensure full corporate legality for operations and business

The factory is equipped with a basic fire protection system including fire detector systems, sprinklers, nozzles, and fire extinguishers at the location according to the approved drawing of the fire prevention agency. In case of fire, there will be a fire prevention team in the Industrial Park to respond directly.
