Industrial parks in Vietnam play an important role in the economic development of the country. During more than 30 years of promoting the industrial real estate market, Vietnam has established a total of more than 600 large and small industrial parks in 61 provinces and cities. Below are investment highlights and a comprehensive list of industrial parks in Vietnam in 2023.

1. List of 248 industrial parks in the Northern region

The key economic area in the North is emerging as a bright spot in the market as it continues to attract FDI capital from large corporations such as Samsung, LG Electronics, Vinfast, etc. Especially notable are projects in electronics, computers, automobile manufacturing, machinery, equipment, and solar energy sectors.

In 2023, the Northern region saw 68 new industrial park projects come into operation. In total, this area attracted over 17.3 billion USD, accounting for 67% of the total FDI capital of the whole country. Specifically, Bac Giang (1.06 billion USD) and Bac Ninh (486 million USD) ranked first and third, respectively, in attracting new registered FDI capital nationwide.

The Central region has rapidly emerged as a new hotspot for industrial real estate in Vietnam. Nghe An, with an FDI capital of 1.2 billion USD, made it to the top 10 nationwide and is the leading province in attracting FDI in the Central region. 

With the advantage of abundant vacant land, a plentiful labor force, as well as government policy support, the industrial land market in the Central region is expected to continue to thrive in the near future.

The Southern key economic region ranks second with 122 new industrial park projects and attracted 1.4 billion USD in FDI. Previously, this was the region with the best FDI attraction capability nationwide. However, rapid development has led to the average primary lease price reaching 159 USD/m2/lease cycle, 42% higher than the Northern key economic region (112 USD/m2/lease cycle). 

Nonetheless, this region is expected to experience a significant boost in the industrial real estate market with a series of transportation infrastructure projects to be completed soon, such as the Ben Luc – Long Thanh expressway, Long Thanh International Airport project, and Terminal 3 of Tan Son Nhat International Airport.
